Because our platform aggregates public records from county courthouses and tax assessors, we cannot manually alter the data. If a record is incorrect, you must contact your local county clerk to officially amend the public record. Once updated locally, the changes will eventually reflect in our database during the next sync cycle. We do not generate the data ourselves; we merely act as a mirror to public municipal systems. Therefore, any data remediation must occur at the municipal level.
How do I remove my name from the search results?
Property ownership is a matter of public record governed by state sunshine laws. Therefore, we generally do not remove property records from our search index unless you provide evidence of a court order sealing the records, or if you qualify for specific state-level privacy protections (e.g., law enforcement officers or judges in certain jurisdictions). If you meet these criteria, please use the contact form above, select "Data Removal Request" as the subject, and provide the necessary legal documentation. Without this documentation, we are legally permitted, and often obligated, to display public records transparently.
I have a billing issue with a report I purchased.
CheckMyProperty.org acts as a search portal. Final reports and billing are handled entirely by our third-party affiliate partners. Please check your credit card statement or the email receipt you received to identify the partner company (e.g., Ownerly) and contact their customer support team directly for refunds or subscription cancellations. We do not have access to your billing information, we cannot cancel your subscription, and we cannot issue refunds for transactions processed by third-party entities. Please refer directly to the vendor listed on your receipt.
Can I use this data to screen tenants?
No. We are not a Consumer Reporting Agency under the Fair Credit Reporting Act (FCRA). You are legally prohibited from using our data to make decisions about tenant screening, employment, credit, or insurance. Doing so violates federal law and our Terms of Service. If you need to perform background checks for employment or tenant screening, you must use a service that is explicitly compliant with FCRA regulations. We are strictly a public records aggregator intended for informational and research purposes only.
Why does the property value differ from Zillow or Redfin?
Automated Valuation Models (AVMs) vary significantly between platforms. Zillow uses its proprietary "Zestimate" algorithm, while Redfin uses its own model. Our partners use distinct algorithms that weight different factors—such as recent county tax assessments versus recent market sales. None of these automated models replace a professional, physical appraisal by a licensed appraiser. Differences in estimated value are common and should be expected when comparing different algorithmic models.
Do you notify the property owner when I search for them?
No, we never notify property owners when a search is conducted on their address. Our service is completely confidential. We understand that users may be researching properties for a variety of legitimate, private reasons, such as preparing for a negotiation or investigating a potential neighborhood issue. We respect your right to conduct this research anonymously.
How frequently is the data updated?
Data update frequency varies wildly depending on the county. Some metropolitan areas sync their public records daily, while smaller, rural counties may only update their digitized records once a month or even once a quarter. We sync with our data providers constantly, so as soon as the county updates its digital ledger, our search engine reflects those changes.
What exactly is included in a property report?
While the exact contents vary by jurisdiction, a typical comprehensive report includes current and past owner names, deed history, tax assessment history, estimated property value, structural details (square footage, year built, bedrooms, bathrooms), zoning information, and potentially neighborhood demographics. Is your service available internationally?
Currently, our search database is strictly limited to properties located within the 50 United States and Washington D.C. We do not have access to property records in Canada, Mexico, Europe, or other international jurisdictions, as property data laws and digitization efforts vary drastically outside the U.S.
